It consits of fifty new homes, a court, a storage and parkinggarage, a catering facility and an indoor bicycle parking for the adjacent dance school. “De Vierhoek” is such a varied new construction plan that an additional introduction is desirable. Below you will find a detailed explanation of how “De Vierhoek” has been assembled from various puzzle pieces and blocks into the final project.
General project information
“De Vierhoek” building plan is situated between the Raamsingel and the Tempeliersstraat. The houses of “De Vierhoek” are housed in four so-called building blocks. These form the four corners that give the building plan its name. Within these four corner blocks, a space is created for a court and court houses. On the Tempeliersstraat there will be a square with a café terrace.
A basement will be built under the buildings and the court of “De Vierhoek”. Here most of the storage rooms for the homes, parking places, a joint bicycle parking with personal lockers for the homes to be rented and some technical rooms are located.
Block 1 (construction numbers 23 to 51)
Block 1 is an apartment building with both owner-occupied and rental properties. This Block will provide of twenty-nine homes. All owner-occupied homes in Block 1 have a storage room in the basement and an outdoor area, in the form of a loggia or (roof) terrace.
In addition, in Block 1 there will be a commercial/catering space, an indoor bicycle parking for Dansschool Schröder and the access to the storage/parking cellar. The main entrance to Block 1 is at the Tempeliersstraat.
There are owner-occupied apartments, rental apartments and rental studios on the ground to fourth floor. There is a double-layered penthouse on the fourth and fifth floor, the access to which is on the fourth floor. The fifth floor is reached via an indoor staircase.
The following functions are located from left to right (from west to east) in Block 1 on the ground floor along the Temperliersstraat:
Commercial or catering space
The commercial space is located on the corner on the Tempeliersstraat, with catering as its destination (with terrace). Within the destination, the hospitality industry must be closed to the public between 10 p.m. and 7 p.m.
Entrance apartments and basement
The main entrance of Block 1 containing the access to the homes on the first to fourth floor of the building and the general access to the basement via stairs and elevator. Residents of Blocks 4 and 5 and third parties who own a parking space also use the main entrance of Block 1 for access to their storage and/or parking space. The elevator is only accessible to residents of the floors of Block 1.
Entry and exit parking garage
The entrance and exit of the parking garage is closed by a speed gate (with a design by Joost Swarte), which can be operated with a hand-held transmitter. Safe entry and exit is arranged by means of a traffic light installation, both above, at street level, and in the basement.
All residents of “De Vierhoek” use the entry/exit for vehicles to park bicycles in the basement.
The two living-/working homes (building numbers 24 and 25) can be used flexibly for atelier/office/practice at home or simply to use as an apartment. They are located on the ground floor and have an extra large ceiling height (> 3.0 meters), a terrace on the court side and a private entrance on the Tempeliersstraat.

On the far right the bicycle parking for Dansschool Schröder is located, which gives access to the dance academy.
Build number 23
Building number 23 is located on the ground floor in Block 1 with the front door facing the Court. This apartment has an extra large ceiling height (> 3.0 meters) and a terrace on the court. The mailbox of this property is located at the gate that gives access to the court.
Block 2 (construction numbers 7 to 14)
On the Raamsingel next to Dansschool Schröder you will find Blok 2 with seven owner-occupied homes. All houses receive a storage room in the basement. The main entrance to Block 2 is also an escape route from the storage cellar in case of fire.

Ground floor homes with basement
Building numbers 7 and 8 have partly elevated ground floors. The ground floor largely has an extra large ceiling height (> 3.0 meters) and a terrace at the court. An internal staircase leads to the basement, where the (bed)rooms are located. The storage places in the basement can be reached from the basement indoors.
The general entrance gives access to the elevator and the staircase. These lead to the apartments, building numbers 9 to 14 and to the basement with the storage of the building numbers and storage places. The apartments in Block 2 have their own outdoor space; a balcony or roof terrace.
Block 3 (construction numbers 1 to 6)
On the Raamsingel, next to Block 2 and the alley that gives access to the court, Block 3 is located with six houses and a special roof construction. Various housing types will be realized here.
Ground floor homes with basement
Building numbers 1 and 2 have partly elevated ground floors. The ground floor largely has an extra large ceiling height (> 3.0 meters) and a terrace at the court. An internal staircase leads to the basement, where the (bed)rooms and the bathroom are located. The storage places in the basement can be reached from the basement indoors.
The general entrance gives access to the elevator and the staircase leading to the apartments (construction numbers 3 and 4 on the first floor and construction numbers 5 and 6 with access via the second floor). And to the basement with the storage these houses.
Two double-layer penthouses (building numbers 5 and 6) will be placed under the sloping roof. The access is on the second floor, the third floor is accessible via an indoor staircase. The second floor can of course be reached using the general entrance, which gives access to the elevator and the stairs to the basement and the Block 3 apartments.
The apartments in Block 3 have their own outdoor space in the form of one or more balconies or roof terraces.
Block 4 (construction numbers 21 and 22)
These living-/working villas are located on the Tempeliersstraat, slightly back from the road. These are large semi-detached houses with the possibility to combine living with working. The houses are 4 storeys high and can function as a living-/working home or large family home.
Both houses have their own front door, a terrace on the Hof and a roof terrace on the 3rd storey. The ground floor has an extra large ceiling height (> 3.0 meters). The 4th storey is a mezzanine (unnamed space) and is accessible via a ladder.
These homes have their storerooms indoors.
Hofwoning - Block 5 (construction numbers 15 to 20)
The compact Hofwoning houses (literal translation: courthouses) are located side by side both west and east in the Hof of “De Vierhoek”. They consist of two storeys and have their own terrace and front door to the court. The mailboxes of these homes are located at the gate that gives access to the court. The storerooms in the basement are accessible via the main entrance of Block 1.
The court can be reached from both Tempeliersstraat and Raamsingel via the alley. On both sides the alley has a fence designed by Joost Swarte.
To maintain the 4 corners of “De Vierhoek” also within the Court there are 4 garden gates, these are placed (partly) on the private terrace (building numbers 1, 8, 21 and 23).
Corten steel planters are provided in the Hof filled with trees and plants, which will continue to give color to the Court in the different seasons. Benches and places to park bicycles are also added in the planters of the court.
